Understand the business
Before anything else, learn what laundromats cost, what they earn, and whether the model fits you. A few hours of reading saves months of chasing the wrong deals.
Set your budget and financing
Figure out how much cash you can put in and how you will fund the rest. Knowing your financing early lets you move fast when the right listing appears.
Find laundromats for sale
Start browsing listings and learn where deals come from, including brokers and off-market leads. Save searches so new stores reach you first.
Value the store
For any store you like, rebuild its earnings and check what it is worth from cash flow, not the asking price. This is where good buyers separate deals from duds.
Do your due diligence
Verify everything the seller claims: the income against tax returns and utilities, the lease, and the equipment. Score the risk and know what to check first.
Make an offer and negotiate
Put a reasoned number on the table, anchored to the store's value, and negotiate the terms that matter: price, seller financing, training, and repairs.
Finance and close
Lock your financing, confirm the deal covers the loan, and work through the closing steps, including the lease assignment. Check your return before you sign.
Take over and grow
Run your first 90 days well, learn the numbers before you change things, then use marketing, add-on revenue, and better operations to grow what you bought.
